A six-story development by Leyton Property has received the green light for Melbourne Street in North Adelaide, set to stand as the tallest structure on the northern side of this busy area. The designated location, 74–80 Melbourne Street, sits roughly 2km northeast of Adelaide’s central business district.
This approval comes after a thorough evaluation, including a legal challenge at the Environment, Resources and Development Court. Currently, the 500-square-meter plot houses a single-story retail block with five units and parking spaces, all of which will be cleared for the new construction.
Project Details and Timeline
The Leyton development will rise to 22 meters, featuring 19 apartments: three one-bedroom, nine two-bedroom, six three-bedroom, and one four-bedroom units. The design also includes ground-level retail space and parking for 20 vehicles. Completion is expected by mid-2029.
Adjacent to the site is St Cyprian’s Anglican Church, a heritage-listed building constructed in 1882 and registered in 1986. Heritage SA requested adjustments to the building’s design, particularly its mass, eastern facade, and setbacks relative to the church, which Leyton Property incorporated into their plans.
SMFA, the architectural firm, asserted that the project would have minimal impact on heritage values, as no protected structures would be altered or demolished. Heritage consultant Sandy Wilkinson suggested that new developments should be set back behind a two-story base to preserve the area’s character.
Leyton Property emphasized that the design aims to complement Melbourne Street’s evolving nature while enhancing one of Adelaide’s oldest inner-city areas. The developer remarked, “Following an extensive planning process, including an ERD appeal, we’re pleased to have achieved an outcome that will allow us to bring this considered project forward.”
Broader Development Context
This approval coincides with increased investment interest in Melbourne Street, highlighted in the City of Adelaide’s masterplan for the 1.3km retail corridor. North Adelaide is witnessing a surge in apartment projects, with three developments announced within a single week last month.
This trend reflects growing demand for upscale housing in the historic suburb, originally planned by Colonel William Light in the 1830s alongside Adelaide’s CBD. Notable projects include a Fortis and Otello development at 185–189 Archer Street, contributing to the expanding portfolio of residential schemes in the area.
