Trehan IRIS announced an investment of roughly Rs 1,300 crore to develop Omara, a luxury wellness residence in Sector 80, Gurugram, according to the project’s RERA filing dated July 30, 2026.

Wellness real estate gains momentum

The Global Wellness Institute reports that worldwide wellness real-estate revenue grew from $151 billion in 2017 to almost $900 billion in 2025, an average annual rise of 23.6 percent—about twice the growth of other wellness sectors.

Forecasts suggest the segment will exceed $1 trillion in 2027 and reach $1.8 trillion by 2030, while global spending on wellness now approaches 60 percent of total health and medical outlays.

In India, the health-and-wellness market is valued at more than $155 billion, indicating ample room for premium wellness-focused housing.

Omara project details

Gurugram’s luxury housing market topped the Mumbai Metropolitan Region in 2025, recording sales of homes above Rs 10 crore that totalled about Rs 24,120 crore, according to Sotheby’s International Realty and CRE Matrix.

The city also accounted for over 73 percent of new residential launches in Delhi-NCR during the second quarter of 2026.

Data from Anarock for the first half of FY 2026 shows luxury and premium homes made up roughly 42 percent of new supply in major Indian cities, driving residential sales value to Rs 2.98 lakh crore, a 7 percent year-on-year increase.

Omara occupies 5.08 acres in Sector 80 and will host 320 golf-facing units across three towers that overlook the Aravalli range.

The development is marketed as India’s first “wellbeing luxury” residence, built around a “Designed for Life” philosophy.

Design and sustainability

A 1.25 lakh sq ft clubhouse will house more than 110 amenities, including a 55,000 sq ft wellness center that the developer claims is the nation’s largest residential wellness club.

The on-site longevity clinic will feature over 180 diagnostic biomarkers, personalized programs run by resident physicians, hyperbaric oxygen chambers, red-light therapy, advanced physiotherapy suites, an integrative nutrition studio, and a dedicated wellness pharmacy.

Commercial partners include a spa curated by L’Occitane en Provence and a fitness center operated by Knox Studio.

Architectural design was delivered by UHA London in partnership with Spain’s Esteva i Esteva, while former athlete Milind Soman serves as the project’s Wellness Advisor.

Units range from 3,250 sq ft to 4,150 sq ft, offered in 3.5- and 4.5-BHK configurations. Each home enjoys a private lift lobby, 3.9-meter floor-to-ceiling height, three-side-open Vastu-aligned layouts, and wrap-around decks deep enough for outdoor dining.

Features include a car-free ground level, a dedicated basement drop-off zone, automated home systems, standalone indoor air quality controls with hospital-grade MERV-14 and VOC-free carbon filters, a thermal concrete skin with sun-control louvers, double-glazed facades, and HCFC-free climate equipment.

The project has secured WELL v2 and IGBC Platinum certifications, showing its commitment to health-focused building standards.

Developer comments

Abhishek Trehan, Executive Director of Trehan IRIS, said, “Luxury housing is undergoing a fundamental transformation. Buyers are no longer paying only for what a home contains; they are paying for what it does for them, and that is measurable in energy, time and health.” He added that wellness real estate is the fastest-growing segment of the global wellness economy and that India has had almost no presence in the category.

Aman Trehan, also Executive Director, explained, “The questions we asked while planning Omara were not the usual ones for our industry. Will this decision help someone sleep better? Will it make movement the easy choice rather than the disciplined one?” He said these considerations shaped the project’s density, lighting, walking distances, clubhouse, and clinic.

Located in Sector 80, Gurugram, Omara provides direct arterial access to NH-48 and the Dwarka Expressway, connecting the development to the region’s major commercial hubs.
