Estate agents are modifying their marketing tactics as AI platforms gradually supplant traditional search engines, now serving as the primary contact for consumers seeking property services.

The shift is a significant change in how potential clients discover estate agents, with AI-driven platforms such as ChatGPT, Google Gemini, Microsoft Copilot and Perplexity now fielding queries previously directed at conventional search engines.

ChatGPT draws its source material from the Bing search engine rather than Google, favouring informative, well-structured content with clear headers and frequently asked questions sections.

Google Gemini has become increasingly prominent as AI-generated overviews now appear at the top of standard Google results pages, with agents already ranking well in traditional search engine optimisation maintaining an advantage.

Despite platform differences, several fundamental requirements apply across all AI search tools, including specific, well-structured content with proper header hierarchies, and regular updates. Additionally, third-party mentions of agency brands on news sites or opinion pieces can also improve visibility across platforms, as these mentions are often crawled by AI search tools and can contribute to a more full understanding of the agency’s reputation and expertise.

The property sector is dealing with multiple technological and market changes, and agents must maintain visibility across both traditional and emerging digital channels to reach potential clients effectively, with Perplexity AI and Microsoft Copilot also playing a role in this shift, as they require agents to adjust to new conditions. Microsoft Copilot’s integration within Microsoft 365, Teams, and Edge applications used in professional environments is driving its growing usage, while Perplexity AI, ranked fourth among AI chatbots by PC Mag in 2026, stands out for its transparency, providing live web links to original sources and delivering immediate results through its live search capability.
