Brisbane developer-builder Tom Dooley has broken ground on a $486-million residential tower at Newstead, adding 164 apartments to the city’s booming inner-north pipeline. The Solais Residences will rise 29 levels above a 2500sq m site at 176 Breakfast Creek Road, overlooking Newstead Park with views of the Brisbane River.
The scheme, designed by Plazibat Architects, comprises a mix of two-bedroom and three-bedroom apartments—priced from $1.698 million, as well as penthouses. It also includes more than 3000sq m of resident amenities, including a wellness and work-from-home retreat on level 5 and a rooftop communal recreation area.
Dooley, the founder and managing director of Tom Dooley Developments, said the site was selected following an extensive search for a parcel positioned outside the higher-density Gasworks precinct. “When this site became available, I knew immediately that it had the qualities we look for,” he said.

Tom Dooley notes that the Brisbane market’s fundamentals remain strong due to key macroeconomic factors ahead of upcoming civic milestones. Brisbane continues to benefit from population growth, major infrastructure investment, expanding employment opportunities and constrained housing supply, while the investment and transformation under way in the lead-up to the 2032 Olympic and Paralympic Games will continue to strengthen the city’s appeal.
Total Property Group managing director Adrian Parsons, whose firm is managing sales, said buyers in the current market environment were placing greater emphasis on build certainty and developer track record. “Buyers at the premium end of the market are increasingly discerning,” Parsons said. “They are looking closely at location, apartment size and design, amenity, the experience of the developer and builder and, importantly, certainty around delivery.”
